News: THE controversial 'locals only' and 'must speak Irish' planning rules have been challenged by the EU as illegal and discriminatory.
A landmark EU ruling yesterday will test the Fianna Fail/Greens coalition as the parties are poles apart on the issue of one-off houses in the countryside.
The move will put serious pressure on 22 local authorities to abandon their 'locals only' policies when granting planning permissions.

Hi Guys

I have a tricky one that I hope you can help me with.

My Aunt owns a large nursing home in Louth. The house is attached to 47 acres of agricultural land that has a minimal value.

Beside the house is an old walled garden that is a couple of acres. She has just received permission to renovate and extend the house, so what are the chances of gaining permission to put a house inside the walled garden, if it is not visible from outside?

Would a ?temporary? log house be any easier?

On the farm land there are some old buildings that look like farm shelters etc, could these be converted to a liveable house?

I should add that I live in Northern Ireland with my wife, who is registered as living at the nursing home, but who is originally from Canada.

I really hope you can help, any advice is good advice.

Your message comes across as a tad ambiguous, might be this will help:

1-0 I/We own a (40) acre farm

2-0 I/We possess a home w planning permission for an extension (Q. is it located on or off 40 acres?)

2-1 The home is located adjacent to a (2) acre garden w surrounding wall that either abuts or is on the (40) acres?

Summary: if we read it correctly you're looking for advice on whether or not permission would be granted to build a home within a (2) acre garden, a garden which apparently abuts the 40 acres and presumably 2nd home would be not visible outside the garden wall?

Comment: assuming flat land that has to be one very high garden wall.
